The Energy is located at the junction of Jakarta’s premier
commercial Sudirman Central Business District owned by
PT. Api Metra Graha. The Energy is designed by a renowned
Architect Kohn Pederson Fox, it is a state-of-the-art office
building in Jakarta.
The Building will comprise of 43 floors office building with
5 basement levels with semi-gross area of 65,686.27 sqm.
It will be built on 8,263 sqm land area which PT. Api Metra Graha
has acquired from PT. Graha Niaga Tata Utama in 2005.
The project will be supported by 981 parking lots with a
parking ratio of 1:67.
The Energy is an opportunity to secure new high quality and

electricity and VRV air-conditioning for personalized control.

AIR CONDITIONING
The Energy is designed to apply the newest technology in
Air Conditioning, the VRV System. VRV stands for
Variable Refrigerant Volume, a technology that has been proven
being reliable, energy efficient and surpasses many aspects of
old systems such as Centralized Air-condition, Split Air-condition,
or Split Duct Air-condition systems.
With the VRV system, each tenant can control its AC requirements
individually including its operation schedule and its temperature setting.
The individual control is available at each of the indoor unit of
the Air-condition system. The VRV system also performs a better accuracy
in maintaining temperature within ±0.5° of the set temperature.
The VRV system allows less energy consumption as multiple indoor
units can be served by a single outdoor condensing unit. The reduction
of numbers of outdoor condensing units also reduces the outdoor space
needed, thus minimizing the costs the tenant has to pay and maintaining
the aesthetic of The Energy as a prominent building.
ELECTRICAL
The Energy is provided with 10 MVA of PLN power.
This supply is backed up by generator sets for the whole building
and includes all services and facilities including all lifts.
TELECOMMUNICATION
Fiber Optic Building Backbone
The Optical Fiber Systems are the high-speed networking systems
for today and tomorrow, combining superior bandwidth with easy
installation. The Systems support the gigabit and even ten gigabit
speeds needed for critical backbone networks while also supporting
existing horizontal optical technologies.

IP Telephony / IP PBX
IP Telephony provides a way for you to extend consistent
communication services to all your employees, whether they are in
main building locations, at branch offices, or working remotely.
IP Telephony transmits voice communications over a network using
open-standards-based Internet Protocol.
This network provides a secure foundation optimized for data,
wireless, and IP Communications, and includes the ability to support
IP-to-IP gateways for easy and cost-effective connectivity between
independent voice-over-IP (VoIP) networks and analog phone gateways
using your existing phone equipment.
DATA CENTER
A world-class data center facility with 24-hour security, backup
and UPS for maximum protection of operation will be available in
the building. The Data Center shall have truly high bandwidth
connection to the Internet through redundant backbones and
fast access from any other point in the national internet.
A registered Static IP address, free domain name registration
(company-name.co.id), 24-hour live support are also among the
benefit of this Data Center.

The building is provided with 5 basements for parking that is
available for 981 individual cars. Reserved and unreserved
spaces are also available at prevailing market rates which
will be determined later.

The Energy comprises a total of 25 elevators:
- Low Rise: 4 units passenger of 20 person capacity and
operating at 2.5m/s
- Mid Rise: 6 units passenger of 20 person capacity and
operating at 5.0m/s
- High Rise: 6 units passenger of 20 person capacity and
operating at 6.0m/s
- Executive: 1 unit passenger of 10 person capacity and
operating at 3.5m/s
- Penthouse: 1 unit passenger of 12 person capacity
- Service: 2 units operating from basement 5 and 2
- Parking: 4 units operating from basement 5 to ground floor
- Bank: 1 unit private bank access
FIRE AND EMERGENCY FACILITIES
The building is provided with a state of the art fire protection
system that includes:
- An automatic water sprinkler system
- Smoke and heat detectors
- Hydrants available for Fire Brigade use on each floor
- Extinguishers, emergency lighting, two escape staircases
and a public address system provide personal protection to
international standards.
